    How they combine

Most owners start with maintenance and management, then add staff and concierge once the villa hits high season.

    Private residence

Maintenance + staff. The villa stays ready for your own use year-round, never rented.

    Managed rental

Management + maintenance. We market and operate it; you block your own dates.

Standards that apply across all four packages

    • —A named account manager with a direct phone line.
    • —Any spend above the agreed threshold needs your written approval.
    • —Villa inventory and condition documented with dated photos.
    • —Insured vendors with formal invoicing.
    • —A single monthly report, with no charge you can't trace.

    Frequently asked questions

The questions we get most before signing, with the response times we commit to in writing.

    For owners

Can I take just one package?

Yes. All four are standalone. Many owners start with preventive maintenance only and add the rest later. Any package can be activated or paused with 30 days' notice.

How much does each package cost?

It depends on villa size, amenities and occupancy. After a site visit or video call we send a proposal with fixed scope and price, usually within 48 business hours.

    How long does onboarding take?

Technical visit and inventory within the first 5 days. Maintenance starts the following week. For rental management the villa is usually live in 10 to 14 days, including professional photography and channel setup.

    How are repairs approved?

We agree a minor-spend threshold we can execute without asking, so operations never stall. Above it we send a quote with photos and wait for your written approval. Nothing is executed without it.

How fast do you respond to an emergency?

Leaks, generator, air conditioning or securing the villa: response in under 1 hour and a technician on site the same day in Punta Cana, Cap Cana, Casa de Campo and Santo Domingo. Within 24 hours in Las Terrenas and Puerto Plata.

What reporting do I get, and when?

A single monthly report within the first 5 days of the month: revenue, occupancy, ADR, expenses with receipts, staff hours and incidents. Owner payouts are settled on the same date.

Can I still use my villa?

Always. Your personal dates are blocked on the master calendar with 48 hours' minimum notice and the staff prepares the house for your arrival.

Do you work with staff I already have?

Yes. We can keep your current team, train them on our service manual within two weeks and take over supervision and payroll only.

What happens if a guest damages something?

Every booking carries a rental agreement and a security deposit. We document villa condition with dated photos before and after each departure and file the claim with the platform or the guest within 24 hours of check-out.

    Is there a lock-in period?

No. The agreement runs 12 months, renewable, cancellable with 30 days' notice. On exit we hand over the inventory, listing credentials and the villa's full history.

    Which areas do you cover?

Punta Cana and Bávaro, Cap Cana, Casa de Campo and La Romana, Santo Domingo, Juan Dolio, Las Terrenas and Puerto Plata.

    For guests

How quickly do you reply to a request?

Booking enquiries in under 15 minutes between 8:00 a.m. and 10:00 p.m., and within 1 hour outside those hours. During the stay you have a direct WhatsApp line to your assigned concierge.

How far ahead should I request a chef, transfers or excursions?

Transfers and grocery stocking, 48 hours ahead. Private chef, yacht charters and private events, 5 to 7 days ahead to secure availability in high season.

    How does check-in work?

We greet you at the villa in person, with a welcome walkthrough and an amenities briefing. Check-in from 4:00 p.m. and check-out at 11:00 a.m., flexible subject to the calendar.

What if something breaks during my stay?

Message us on WhatsApp and we answer within minutes. For power, water, pool or air conditioning failures we send a technician the same day; if it can't be resolved, we arrange an alternative at no cost to you.

Can I host an event at the villa?

Yes, with prior approval from the owner and the resort. We need event details at least 15 days ahead for permits, extra staff and a specific deposit.

Is it better to book direct?

Yes. At booking.hostmyspot.com.do you book with no platform commission, same villa, same team, and room to negotiate longer stays.
