Short-term rental profitability rests on three metrics: occupancy (booked nights divided by available nights), ADR (accommodation revenue divided by booked nights) and RevPAR (revenue divided by available nights). From gross revenue you subtract platform fees, management commission, cleaning, utilities, maintenance and amortised furnishing. What remains is owner net income — the only figure comparable to another investment.

Who pays for cleaning and supplies in a managed Airbnb?
Cleaning is charged to the guest as a per-stay fee and paid to the cleaning team; when a booking does not fully cover it, the owner absorbs the difference. Supplies, amenities, linens, utilities and repairs are the owner's cost. The management commission covers coordinating all of it, not paying for it.

What happens if a guest damages the property?
Damage is documented the same day with photos, inventory and a cleaning-team report, then claimed through the booking platform within its window, which is usually short. Airbnb resolves claims via the security deposit or its protection programme; direct bookings use the agreed security deposit. Without immediate documentation there is no viable claim.

Short-term rental is an economic activity and is taxed as such in the Dominican Republic. Depending on how the property is held (individual or company), registration with the DGII, fiscal invoicing, ITBIS on services and income tax may apply. Yes. The Dominican Republic does not restrict property purchases by foreigners and residency is not required to own. In practice you need a passport, a lawyer to verify title at the Registro de Títulos, and to operate a rental it helps to have an RNC or cédula, a local bank account and a manager on the ground. How does management work if I live outside the country?
The operation does not need you on site. The local team handles keys, cleaning, maintenance and guests; you approve expenses and see property status in HMS OS. The monthly close details revenue by channel, expenses and commission, and payouts go to the account you specify.
