How much does an Airbnb management company charge in the Dominican Republic?
By Host My Spot · Updated
Short answer
In the Dominican Republic short-term rental management is normally charged as a commission on the revenue generated. As a reference, the usual market and Host My Spot range sits between 20% and 25%, depending on the area, property type and scope of service. It is not a universal rate: cleaning, linens, maintenance and platform fees are handled separately.
What sets the percentage
- Area and seasonality of demand.
- Property type: studio, apartment, villa with staff.
- Number of units under the same agreement.
- Scope: distribution and guest care only, or full operations with maintenance and supplies.
What the commission usually covers
- Listing and optimisation on Airbnb, Booking and the direct channel.
- Dynamic pricing and calendar control.
- Guest communication and check-in coordination.
- Housekeeping coordination and owner reporting.
What is billed separately
Per-stay cleaning, amenity restocking, repairs, utilities (power, water, internet) and each platform's own service fee are not part of the management percentage.
Most common fee models
| Model | How it works | When it makes sense |
|---|---|---|
| Revenue commission | A percentage of the revenue generated by bookings | Most common: aligns the manager with the owner's result |
| Fixed monthly fee | Flat amount regardless of occupancy | Properties with very stable demand or mixed use |
| Guaranteed rent | The operator pays a fixed amount and takes the risk | The owner trades upside for predictability |
